In an effort to assist you and to make the sale of your home smoother, the following is a list of necessary procedures and information that both you, as the Seller, and your Buyers need to know. Please provide the Contact Person above with the name of your Title Company and inform your title company that there is a $100.00 estoppel fee. The paperwork can be mailed by United States Postal Service to: Nova Village HOA, 2285 Nova Village Drive, Davie, FL 33317. However, because this address is only a mailbox, no one is available to sign for any mail or packages.
The signs and locations of signs that are permitted to be displayed for the sale of your home are defined in the Declaration of Covenants and Restrictions, Article 4, Section 4.1 (f) SIGNS.
A copy of the purchase contract must be provided to the Contact Person when accepted. The Association will provide you with a packet required by law, which you must give to the Buyer once the contract is received and accepted by both parties. At that time, a meeting may be set up between the buyers and the Association to go over the rules and answer any questions anyone may have before closing.
It is the responsibility of the Seller to provide the Buyer with a complete set of Governing Documents, a pool key and a mailbox key where applicable. It is also the responsibility of the Seller by law to provide the Buyer(s) with a copy of all items listed in the Disclosure Summary. You can click here for a complete set of Governing Documents.
It is important to note that the buyer MUST be a nuclear family. A nuclear family is defined as a married or unmarried couple and their children.
The buyer may NOT rent out the unit for a minimum of 2 years of ownership/occupancy.
Commercial vehicles, boats, trailers or trucks are not permitted to be parked overnight in Nova Village. The Buyer must read the Governing Documents and review the contents with all residents of the unit, as appropriate. They must also sign the form stating that they have received, read, understand and will abide by all the rules of Nova Village, as contained in the Governing Documents and list of community rules. Please be aware, buyers and all guests are subject to the Covenants and Restrictions, Bylaws and any other applicable rules of Nova Village.
